TNB Energy Services — on-premises BMS

On-premises BMS integrating legacy BACnet with wireless LoRaWAN

A secure local BMS modernisation that adds monitoring and control without dropping existing BACnet gear or sending operational data to the public cloud.

On-premises BMS with BACnet and LoRaWAN

Executive summary

TNB Energy Services

TNB is Malaysia’s largest electricity supplier. Its energy-services arm, TNB Energy Services Sdn Bhd (TNBES), supports energy efficiency and facility operations across commercial and institutional sites.

For utility-style and commercial facilities that need monitoring kept on a secure local network, TNBES worked with WSmart on an on-premises BMS. Existing BACnet controllers link to LoRaWAN sensors through a WSmart BMS server hosted on the building LAN — so operational data stays air-gapped.

The hybrid setup adds temperature, humidity, leak and equipment-status monitoring with a less invasive wireless retrofit, without rip-and-replace.

The challenge

The challenge

  • Costly wired retrofit: extending BMS/BACnet networks into occupied zones and plant areas means conduit runs, drilling and disruptive civil works.
  • Data must stay on a secure intranet: the BMS had to run entirely on the internal LAN, without public cloud or external internet dependence.
  • Need for a modern local dashboard: legacy BACnet controllers lacked a clear LAN-accessible view for site-wide monitoring and oversight.
  • Limited environmental and leak sensing: traditional BMS coverage did not provide granular temperature and humidity sensing or real-time water-leak monitoring near HVAC equipment.
  • Local control and scheduling: engineers needed LAN-accessible control of HVAC equipment with flexible calendars to cut after-hours energy waste.

Architecture pillar

The solution · On-premises WSmart BMS + LoRaWAN and BACnet

WSmart designed a hybrid IoT BMS that keeps existing BACnet controllers and adds long-range LoRaWAN sensing on a closed local server.

01

Local web dashboard

A dashboard on the building server lets facility teams monitor and control AHU, FCU and ACCU status on the internal network.

02

Manual and remote local control

The local BMS workstation supports real-time manual on/off switching and emergency override for connected equipment on the LAN.

03

Timed and special-event scheduling

Daily calendars plus holiday and event modes cut unnecessary runtime.

04

Alarm handling and real-time alerts

Local notices and visual alarms flag equipment faults, temperature thresholds and water leaks for faster response.

05

Historical logs and local analytics

Equipment trends, temperature curves and status logs stay on local servers for audits and energy review.

06

LoRaWAN sensor integration

Wireless temperature, humidity, water-leak and dry-contact sensors connect to the local BMS gateway without new cable runs.

Outcome

Results

  • Less invasive wireless retrofit: LoRaWAN sensing lowered wiring cost and shortened deployment compared with a fully wired extension.
  • Data sovereignty on the internal network: telemetry and operational data remain within TNBES’s secure LAN.
  • Clearer site-wide visibility and control: managers see live equipment status and run data in one local dashboard.
  • Faster leak and fault response: wireless leak sensing and local alarms help teams act before water damage spreads.
  • Legacy BACnet preserved: existing controllers stay in place while local web scheduling and central management modernise day-to-day use.

About WSmart

Woow Moment Limited

WSmart builds custom IoT systems for existing sites — web and mobile applications, dashboards and alerts, plus hardware links over protocols such as LoRaWAN, BACnet, Modbus, BLE and MQTT — so teams in Hong Kong and Malaysia get a system that fits their workflow.
